What is a structural roof loading report?

 

Before a solar PV system can be installed, the structure supporting it needs to be assessed. Structural roof loading reports confirm that the roof can safely bear the additional weight of the panels taking into account the static load of the system itself, plus wind and snow loads specific to the location and roof type.

For MCS-registered installations, this report is a regulatory requirement. But at BMG Surveys Ltd, we treat it as more than a compliance document.

Most structural roof loading reports are produced to confirm a proposed system is safe. Ours are produced to establish the maximum system a roof can support, then confirm it’s safe.

That means we look harder at roof edge space, load distribution, and fixing options than a standard assessment would. The result is a report that regularly enables a larger system specification than the installer originally proposed with full MCS compliance and every calculation on record.

For commercial properties in particular, the difference in system size can be significant. And a larger system means better returns for your client and a more competitive proposal from you.

What standards do your assessments follow?

Assessments are carried out to BS EN 1991-1, BRE Digest 489 and MCS PV Standards, including MIS-3002 and Section 5.9.

What do I need to provide for a report?

A completed roof survey form, internal and external photos, the panel datasheet and PV panel layout. For flat roofs we also need the mounting kit design, including any ballast loadings.

What happens if the roof can’t take the proposed system?

We look first for ways to safely maximise the system size. Where genuine strengthening is needed, we set out a clear, practical solution rather than a straight refusal.

Is a site visit always required?

Not always. Many assessments can be completed as a desktop review from photos and documentation, though a site visit is used where the roof needs closer inspection.
