Why getting it wrong here matters more
On a simple domestic roof, an incorrect assumption is a serious problem. On a flat commercial roof, a multi-site portfolio, or a building carrying rooftop plant, it's a much bigger one. An underassessed structure risks genuine overload. An over-cautious one writes off usable roof area for no good reason, or gets flagged by a funder's due diligence team and stalls the whole project. Either way, if a chartered engineer never signed off the load case, the installer is the one left explaining that decision if a claim, an audit, or a structural issue surfaces later.
Where a desktop report reaches its limit
Flat roofs bring their own structural questions around wind uplift, ballast loading, and point loads from mounting kit. Commercial buildings often carry rooftop plant, services, and obstructions that create localised effects, including snow drift, that a standard assessment framework doesn't capture. Multi-site portfolios add another layer again, since no two roofs across an estate are built the same way. A template can't responsibly answer any of this, and it shouldn't be asked to.
This is where a proper site visit, and in some cases a 3rd party chartered engineer check certificate or, for Scottish projects, an SER Certification, earns its place in the job. This isn’t extra paperwork for its own sake. It’s the evidence base that protects the installer if the decision is ever questioned, and the difference between a defensible position and an exposed one.
What an auditor or claims handler is actually looking for
A Certification Body audit, or a funder's or insurer's review, isn't looking for a report that simply exists. It's looking for evidence that a reasonable, independent engineering judgement was made: who assessed the roof, what loading analysis was carried out, and whether a chartered engineer's sign-off sits behind the decision where the roof warranted one. A site visit report, backed by a chartered engineer's certificate where needed, answers this.
The value of assessing each roof on its own terms
On a large-scale retail solar rollout, rooftop plant and services introduced complex, localised snow drift effects across the portfolio. Rather than applying a conservative blanket assumption to every site, each roof was assessed individually, covering steel and timber frame condition, purlin sizing, spans, spacing, and restraint, alongside full loading analysis at both ultimate and serviceability limit states.
In many cases, the drift effects turned out to be localised, meaning the majority of each roof could still be used for solar, safely and with a certificate to prove it. The outcome was faster, more confident decision-making across the estate, larger system sizes where the structure allowed it, and no unnecessary strengthening costs where they weren't needed.
The same principle applies whether the job is eight sites or one. A similar approach has supported chartered engineer certification on a multi-site vehicle retail portfolio, and structural due diligence across public sector buildings working through decarbonisation funding programmes, each one a project where an unassessed assumption simply wasn't an option.
